What about the sellers who aren't cutting prices? A significant portion are choosing to price competitively from day one rather than test a high number and get total silence from the market.

That shift in seller strategy is a primary reason July recorded the lowest national median list price for any July in the past five years, according to Realtor.com data.


This doesn't mean home values are crashing or returning to pre-pandemic levels. But it does mean sellers are no longer banking on endless bidding wars. They are setting initial prices that reflect today's affordability constraints.
